Modular Homes Group has been spun out of our care home business . We have been owning and running care homes for 23 years and have a substantial business with over 250 residents. All our sites have scope for expansion but increasingly we have found the cost of conventional new build and/ or extension is too expensive to allow us to generate a return on capital employed (indeed costs typically exceed the valuation of the care home after 5 years).
We conducted a detailed evaluation of alternative methods of construction in UK and Europe and concluded that there were no construction systems which materially reduce costs (although they do reduce elapsed time and risk). Consequently we evaluated other options in countries with lower manufacturing and labour costs looking for proven systems which were supported by large mature companies who could scale to thousands of units a year. Through this we negotiated an exclusivity agreement with a manufacturer who has a system which can ship 86 sq metres of modular space in a single 40 foot container and who have a proven pedigree with many thousands of units erected all over the world. The proven upside of this system encouraged us to set up Modular Homes Group funded and managed by resources from our care home business to address opportunities in the commercial and residential sectors.
